Practical residential guidance

Damp, drone & energy surveys: your questions answered.

Choosing a survey for a home in Bristol or the surrounding area? Start with the concern you need investigated, understand the inspection limits and gather the evidence that will help define the right appointment.

Damp & mould guidance

Record the pattern, not just the patch.

Useful information to gather

Photograph the area over time, note the rooms and surfaces affected, record when it worsens, list known leaks or repairs, and identify heating and ventilation changes. Keep the information factual; a pattern is often more useful than an assumed diagnosis.

How do I choose an independent damp survey in Bristol?

Ask who carries out the investigation, what evidence is recorded, what the report includes and whether the surveyor also sells remedial treatments. BES provides investigations independent of remedial contractors, with observations, likely causes, limitations and practical next steps. See our Bristol damp and mould surveys and guide costs.

Does BES offer a free damp survey?

BES provides paid independent investigations. The scope and fee are agreed before booking. When comparing a free visit with a paid survey, ask whether you receive an investigation report or a quotation for treatment, and whether the advice is independent of the proposed work.

What is the difference between condensation and penetrating damp?

Condensation occurs when moisture in indoor air reaches a cold surface. Penetrating damp involves water entering through the building envelope. Their appearance can overlap, and more than one mechanism may be present.

Should mould be cleaned before a survey?

Where it is safe to wait, leaving some visible evidence and providing dated photographs can help. Immediate cleaning or urgent repair should not be delayed if there is a health, electrical or fabric risk.

Will a moisture meter prove the cause?

No single reading proves a diagnosis. Readings must be interpreted with material type, location, weather, construction, ventilation and other evidence.

What will a useful report contain?

It should distinguish observations from likely causes, explain limitations, record supporting evidence and prioritise practical next steps.

Drone survey guidance

Define the question before the flight.

Send the surveyor

The address, the element or defect of interest, any access restrictions, known shared boundaries, desired output, deadline and any existing roof plans or photographs.

Is a drone roof survey the same as a structural roof survey?

A visual drone inspection records exposed roof surfaces; it does not establish structural adequacy or the condition of concealed timbers. Tell the surveyor what decision you need to make so they can explain whether aerial capture is suitable or another inspection is needed. See the Bristol drone roof inspection scope, deliverables and pricing.

Can a drone see through a roof or wall?

No. Standard visual capture records exposed surfaces. It cannot replace intrusive investigation or confirm concealed construction.

Why might a flight be postponed?

Unsafe wind or rain, unsuitable visibility, airspace restrictions, people nearby, privacy concerns or changes at the site may require a different plan or date.

Are measurements exact?

Photogrammetric measurements have tolerances and depend on the capture, geometry and processing. Tell us the intended use so the right output and limitation can be agreed.

Retrofit guidance

Start with the whole home.

Before choosing a measure

Understand the existing fabric and ventilation, resolve active defects, consider how heating and moisture will change, and plan sequencing. A measure that looks sensible in isolation can create unintended consequences if the rest of the home is ignored.

What should I ask for when booking an energy survey?

Explain whether you need to understand energy performance, plan improvements or obtain a specific assessment or document. “Energy survey” can describe different scopes, so confirm the purpose, property information, outputs and any programme requirements before booking. Explore BES domestic energy surveying and retrofit assessment.

Should damp problems be fixed before insulation?

Active water ingress and significant moisture risks should be understood and addressed as part of the retrofit plan. Covering a defect can make diagnosis and repair harder.

Why does ventilation matter?

Reducing uncontrolled air leakage can change how moisture leaves the home. Ventilation needs to be assessed and designed alongside fabric improvements.

What documents should I keep?

Keep surveys, designs, product information, photographs, commissioning records, guarantees, handover guidance and evidence of changes agreed during work.
